View over Lough Annillaun and its island, Cleggan Beach, Cleggan Bay with its abundance of wild mussels 'Carraig a Duilicin', 'Mussel Rock' Perri winkles, Razorfish and other species. Cleggan Hill dominates Cleggan Bay from the north .

The west boundary of the property is the Cloon river which rises in the hills to the south, travels north by the cottage and drops steeply into Lough Annillaun with the final decent being over a beautiful waterfall known as 'Aill Garbh'. This mature site has abundance of Gorse, Heather and Hazel together with Sycamore trees. Adjacent is a stone ruin with development potential. Access is via a shared stone gravel single lane from the Cloon public road.
The property is ideally positioned foe all leisure activities and to include hillwalking, fresh water and sea angling, swimming, pony trekking
(Cleggan Trekking Centre is adjacent to the village).


Cleggan village, 1 mile to the west is the commercial centre for this area and has a Mini-market, Post Office, four Pubs and Restaurant and is also the Ferry Port for Inishbofin.
Directions:
From Clifden town one takes the N59 North (Westport Road) and on reaching "Cleggan Crossroads" which is 3 miles approximately from Clifden town, take the left fork and proceed towards Cleggan village. On reaching the 'Speed Limit' turn right and right again at the next junction which is circa ½ mile onwards. Taking this single track proceed up and over the hill, pass the waterfall which is on your right and then take the first gateway on the right which leads to the property.
